A gated stretch of shore just south of downtown Bethany Beach: twelve oceanfront towers, a west side laced with lakes, and more courts and pools than some entire beach towns.
What Sea Colony Is

The beach and racquet community south of town

Sea Colony calls itself the premier beach and racquet sports community, and the claim holds up. Behind the gates there are tennis and pickleball courts at the Racquet Sports Center, two heated lap pools, outdoor pools on both sides of the highway, and a tram that runs people to the sand so nobody circles for parking. It is its own world, quieter than the boardwalk towns and built around long family summers.

Racquet Sports Center

Tennis and pickleball courts with a pro shop, clinics, and teaching pros in season.

Freeman Fitness Center

Indoor heated lap pool, cardio and weight rooms, a sauna, and certified trainers.

Pools on both sides

Five heated pools along the oceanfront towers, plus outdoor pools and a kids splash pad across the west side.

Lakes and the canal

Sea Colony West wraps around its lakes, with a kayak launch on the Assawoman Canal.

The beach tram

Tram stops run through the west side all summer, so the walk to the sand is optional.

Beach services

Equipment rentals, seasonal bonfires, and the Beach Shoppe for badges and parking permits.
Two Sides, One Community

Oceanfront towers and the west-side neighborhoods

East of Route 1, twelve condominium buildings stand directly on the sand, from Annapolis House down to Island House, with heated pools at their feet. West of the highway, homes, townhomes, and condos gather around the lakes, closer to the courts and the activity center. Oceanfront mornings or a quiet lake view: the two halves suit different trips, and both ride the same tram to the same beach.
